Staging your home

One of the more important things to consider while having your home on market, and realistically even before you put your home on market is to consider staging. What gets people interested in homes are mainly the price and location, what sells homes is the feeling that people get when they walk through your home. Having a professional come through your home is great, if you can afford that, or if you have an agent (like me) who will pay for that as part of the listing.

If you have to do this yourself (as I’ve seen many agents do nothing to this point) you want to focus on clear pathways both visually, and physically. First and foremost, avoid too much furniture; overcrowding makes your home look smaller, and less appealing. In general you want to see fewer things on shelves, and counters, and mantels. You want just enough to show purpose, but not so much to show over use.

The kitchen is very important. Keep as few containers on the counters as possible, the fewer cords visible the better. Keep the refrigerator clear of clutter and magnets, all cupboards should be in working order and closed. In general you’re going to try and make it look like someone could imagine their things in you house, instead of seeing all of your things.

Making people feel comfortable in your home can make the difference between 2 weeks, or two months on market, or the difference between a full price, or a low ball offer.
