        By pricing your home 1-2% under market you can generate multiple offers rally them against each other, and surprisingly often, generate an offer that is above listing price with better terms then you would have expected.

        Pricing your home 1-2% over market, people will wait until you drop your price, or wait until you’ve been on market for months, and make a below market offer in hopes that you just might be desperate enough to take it.
